My Water Heater Is Leaking - What Should I Do Next?

A puddle under the water heater is one of those problems where the next twenty minutes matter. Some leaks are a ten-dollar part. Others mean the tank has corroded through and the only fix is replacement. This guide walks through what to shut off first, how to identify where the water is coming from, and how to decide between repair and replacement.

First: limit the damage

  1. Shut off the water. Close the cold-water inlet valve on the pipe entering the top of the heater, if it is safe to reach. If that valve is stuck, close the main shutoff for the house.
  2. Turn off the energy source. On electric, switch off the water heater breaker at the panel. On gas, turn the gas control knob to OFF — do not attempt to service a burner on a leaking unit.
  3. Move belongings. In a Boise basement or on a finished floor, water spreads fast and finds drywall, baseboards and stored boxes.
  4. Do not drain it yet unless the leak is severe. Water level can help identify the source.

If you smell gas, leave the building and call the gas utility or 911 from outside. For an active, spreading leak, request emergency water heater service.

Find the actual source

Dry everything, put down paper towel, and watch where water reappears. Water travels down the tank, so a puddle at the base often starts higher up.

Boiserature-and-pressure relief valve (repairable)

The T&P valve on the top or upper side has a discharge pipe running down. If water drips from that pipe, the valve is either failing or doing its job because pressure or temperature is too high. In Boise, that frequently traces to a closed plumbing system without working thermal-expansion control, or to high static pressure. Replacing the valve without fixing the cause just repeats the problem — expansion tank and pressure need checking too.

Drain valve (usually repairable)

The spigot at the bottom often weeps after a flush, or because a plastic valve has aged and warped. Tightening, capping or replacing the valve is a straightforward fix.

Inlet and outlet connections (repairable)

Flex connectors, unions, dielectric nipples and shutoff valves at the top all loosen and corrode over time. Water tracking down the outside of the tank from above almost always means a connection, not the tank.

Heating element gaskets on electric units (repairable)

An element flange gasket can seep, showing water behind an access panel. Replacing the element and gasket resolves it.

Condensate on high-efficiency and tankless units (often normal, sometimes a clog)

Condensing units produce acidic condensate that must drain. A blocked condensate line or a full neutralizer can look like a leak. See tankless service.

The tank itself (not repairable)

Water seeping from the tank shell, from under the jacket, or pooling steadily at the base with every connection above bone dry means internal corrosion has breached the glass lining and the steel. There is no patch, weld or sealant that safely restores a tank rated for household pressure. That is a replacement.

Why tanks corrode through in the Treasure Valley

Three local factors dominate. First, hard water at roughly 8 to 17 grains per gallon builds a sediment layer that traps heat against the tank bottom and accelerates metal fatigue. Second, once the sacrificial anode rod is consumed — often years before the tank fails — the steel itself starts corroding. Third, thermal-expansion pressure spikes on closed systems stress the shell and relief valve daily. Add a hot garage and a decade of cycling and a year-11 tank failure is entirely predictable. That is also why annual flushing and anode checks measurably extend life.

Repair or replace? A practical rule

Repair when:

  • The leak is at a valve, fitting, connector or element gasket.
  • The unit is under roughly eight years old.
  • The tank shell is sound and there is no rust-stained seepage from the jacket.
  • This is the first real problem the unit has had.

Replace when:

  • Water is coming through the tank body.
  • The unit is past ten years and needs a significant part.
  • Hot water runs rusty, or you hear heavy rumbling from sediment.
  • This is the second or third service call in a couple of years.

A useful test: if the repair costs a meaningful share of a new, warrantied unit and the heater is near the end of its expected Idaho lifespan, replacement is usually the better use of the money.

What a proper replacement should include

Correct sizing for the household, a new relief valve with compliant discharge routing, an accessible cold-water shutoff, new flexible connectors, a drain pan piped to an approved location where leakage could cause damage, verified thermal-expansion control, correct venting and draft on gas or a verified circuit on electric, and haul-away of the old tank. Permits and inspection are handled through the local authority — the City of Boise for Boise addresses, and the corresponding city or county elsewhere in Ada and Canyon counties.
